Our Sacramento-based client is seeking a Senior Lease Analyst to lead lease administration functions, ensuring accurate data management, compliance with lease terms, and timely tracking of financial and contractual obligations. This highly visible role manages annual CAM reconciliation processes for landlords, including management of lease agreements. Salary: $85K-$95K per year (DOE). 100% onsite
PRIMARY RESPONSIBILITIES:
- Manage and maintain commercial lease data, including updates to rent rolls, lease terms, insurance certificates, and CPI tables; ensure accuracy and compliance across systems and documentation.
- Oversee Common Area Maintenance (CAM) reconciliation processes, including quarterly and annual calculations, tenant communications, ledger adjustments, and updates to recovery expense pools.
- Serve as primary liaison with software support teams; lead testing, configuration, and implementation of new modules and system enhancements.
- Coordinate with brokers, property managers, and internal teams to resolve lease documentation errors, process tenant move-outs, and address ledger inquiries or discrepancies.
- Conduct regular audits and reconciliations, including square footage validations, exclusives and restrictions updates, and monthly reporting; ensure timely resolution of findings.
- Organize and maintain lease files in both digital and physical formats; ensure complete documentation, including amendments, financial reports, and credit evaluations.
- Provide responsive support to ownership and lease administration leadership by addressing inquiries, preparing lease summaries, and working independently with minimal supervision.
SKILLS AND QUALIFICATIONS:
- Minimum 7 years of experience in commercial real estate lease administration, accounting, or property management.
- Must have at least 5 year’s experience in leading or managing annual Common Area Maintenance (CAM) reconciliation processes for landlords, including lease data entry and interpretation.
- Advance knowledge and experience with shopping mall lease structures and lease agreements.
- Experience handling percentage rent lease agreements and related financial calculations.
- Bachelor’s degree in real estate, Business Administration, or a related field.
- Proficient in Yardi real estate software for lease administration and property management tasks.
