We are recruiting for a Director of Development to join an established regional community organization. The Director of Development will be responsible for the day-to-day management, supervision and administration of various construction, renovation, and development projects for the company. Hybrid work schedule. Salary: $180,000-$200,000 DOE plus potential bonus.
The qualified candidate will have at least 15 years of experience in construction development and planning, excellent communication skills, and project management certification.
PRIMARY RESPONSIBILITIES:
- Directs staff in the development of conceptual plans and budgets for facilities project to support fiscal decision making.
- Develops planning documents for initiation of projects.
- Ensures department staff coordinate all parties involved in the pre-construction planning, design, and construction process, and provides recommendations on appropriate and cost-efficient purchases and expenditures.
- Directs staff in the performance of bid reviews and bid preparation and recommends award of contract based upon proper screening and research of potential vendors/contractors.
- Ensures the department organizes and maintains project correspondence with all contracting parties by reviewing contract plans and specifications for compliance with appropriate building codes and project requirements.
- Ensures and facilitates resolution of construction contract disputes and claims.
- Ensures the department staff properly performs construction contract close-out requirements and maintains documentation files.
- Visits project sites on a regular basis and provides regularly scheduled reports on progress to the leadership team.
- Sets priorities and makes appropriate decisions on assignments contingent upon availability of manpower and materials.
- Performs other duties as requested.
SKILLS & QUALIFICATIONS:
- Bachelor’s Degree in Mechanical, Structural Engineering, Construction Management, Architecture, Engineering, Real Estate Development, or related field required.
- 15 years of experience in planning and construction experience is required.
- Certifications in PMP, PfMP or PgMP, preferred.
- Must have excellent verbal and written communication skills.
- Ability to maintain a high level of accuracy and confidentiality.
- Excellent leadership skills, critical thinking and problem solving ability.
- Excellent interpersonal skills in person, by phone and email using professional and courteous etiquette.
- Highly proficient with Microsoft Office, Construction/Project Management software, Share Point, and Adobe PDF.
- Strong presentation skills to present information and respond to questions from groups of managers, clients, customers, and the general public.
- Demonstrated ability to draft reports, business correspondence, and procedure manuals.
- Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations.
